Home Staging by definition is: The act of preparing a private residence prior to going up for sale in the real estate marketplace.

The goal of staging is to sell a home quickly, and for the most money possible by making it appealing to the highest number of potential buyers. Staging focuses on improving a property by transforming it into a welcoming, appealing, and attractive product for sale.

It is said that a home that is furnished sells quicker than an unfurnished home, especially one decorated with new, clean furnishings, and accessories.

A very important thing to think about:

If a home doesn't sell within a certain amount of time, the owner will usually decide to lower the price. This price reduction is usually anywhere from 5K to 25K, maybe even 50 or 100 Thousand Dollars after a while. Many times the listing price is reduced without any changes made to the interior, exterior, or structure of the house.

Purchasing a new sofa set, installing new lighting, adding window treatments, or accent pieces, will entice a larger group of buyers leading to a quicker sale for a fraction of the normal first price reduction. Putting 5K into staging the home before it is listed is far less expensive than a 20K price drop after 6 months.

Even in the rental market, homes with fresh new furnishings, accents, etc.yield a more frequent and higher priced rental income.

Replacing an old sofa, a dated chandelier, adding new custom dining chairs to an existing table, installing wood blinds, re-arranging sitting areas, adding some color and a theme with custom fabrics, replacing carpet, or tile, and painting are all great ways to create a much more appealing and marketable home ready for sale. These upgrades are available for fractions of the cost of the total price reductions.
